What happens when you are late or having problems coming up with a month’s rent when you’re renting? They obviously have my last months but I’m concerned about if they could initiate eviction when I probably just need a month or two to get back on track.

Legitimately worried about where this goes from here. Not a deadbeat, been paying my rent on time for years, just had a recent medical thing thats derailing everything.

    I’d contact my landlord and tell them the situation.

    …but I’m an American so I’ve never been able to afford an apartment.

    This page from the government’s website seems to be a good start: Renting in Ontario: Your Rights

    You’ll notice the page says that before you can be legally evicted, your landlord needs to file paperwork with the Landlord and Tenant Board stating they want you evicted for lack of rent. You can then ask the Board for a hearing where the Board will encourage a formal repayment plan between you and the landlord be agreed to.

    My understanding is that this is a very slow process. It could take a few months of back and forth between all parties involved before the Board agrees to enforce an eviction notice. You won’t be kicked out overnight!

    According to https://www.toronto.ca/community-people/housing-shelter/rental-housing-tenant-information/understand-fight-evictions/ your landlord can’t evict you after one late payment. They need to send you a N4 form, then there will be a hearing by Landlord and Tenant Board

    In your case, I think you’ll be fine if you can pay the rent in one or two months. There are a few tenant support programs in Ontario. Maybe you can have a search

      What does one do in the meantime? I feel like I should let them know at least. Once they get that ball rolling (got the N4) is it fixable? You said I have 1-2 months likely but I’m worried once they get this going that its irreparable. I’m kinda a worst-case scenario guy :(

        Being evicted would be terrible. I understand that you’ll think about the worst-case at this moment.

        As @ImplyingImplications has mentioned, the hearing is a very slow process (disclaim: I have no real experience of it. I just heard some stories). As you mentioned that you’re confident that you can pay your bill in 1-2 months, I’m certain that your pay-off happens before the hearing. In this case, your landlord would lose their stand for evicting, and you will be safe.

        It’s possible to negotiate with your landlord. If I’m your landlord, I’d accept a partial rent payment and a plan to demonstrate the tenant would pay-off in a few months. Evicting a tenant is both time-costing and money-costing.

        However, I’m not sure if discussing your situation with your current landlord is a good idea. Due to the different standings, being too honest may reveal your weakness. Does your insurance plan include legal service?

    It will take more than 2-3 months to get you evicted and if you start paying rent again then the board won’t care

    If you’re derailed for this month and the next, what makes you think you can then afford your rent plus 20-30% for the next 4-5 months?

      Possibly MATH with a little bit of BUDGET FORECASTING?! I ain’t no billionaire, but that’s what I’d do, feller. Presumably OP doesn’t have unexpected medical expenses popping up every month, since they have not for the last several years.

            Sure, I donno. Somehow as a responsible adult I’ve never had to default on payments for anything. I know it’s a foreign concept for some however.
